We recently completed a comprehensive air conditioning system repair and maintenance service for a local business to address performance issues. Initial testing showed elevated suction pressure and saturation temperatures, which were directly tied to severely restricted airflow across the evaporator and condenser coils. The coils were found to have a significant buildup of moss, insects, and debris lodged within the fins. We performed a thorough cleaning using specialized coil cleaner and a portable water sprayer to restore the necessary airflow for efficient heat exchange. Our electrical inspection and system re-testing following the maintenance revealed several critical points: Identified two contactors with heavily worn and pitted contacts. Found one dual run capacitor and one blower motor capacitor both testing below manufacturer specifications. Confirmed refrigerant levels and temperature splits are now within normal operating parameters. Removed a failed OEM exhaust fan motor assembly that was obstructing airflow for the data tower. While the system is currently operational, we identified that the existing three-phase converter and the data tower are generating a significant heat load within the space. We recommended that the customer consider a transition to true three-phase power to eliminate the internal converter, which would further reduce the heat load and improve overall efficiency.
